Property Records Review by HIG is a unique service that originates from our founder’s background performing Phase I Environmental Site Assessments.  Review of local property records for items of environmental interest can help to piece together the history of a property or business.  Review of local records may be the only way to discover the presence or former presence of features that may no longer be obvious during a site visit.

HIG’s Property Records Review may help identify:

Wells

Dump sites

Septic systems

Building construction records

Former wetlands

Former locations of structures

Above ground/Underground storage tanks

Former chemical storage areas

Utility line locations and installation dates

Spill or emergency response plans


Typical city and/or county records that are part of HIG’s Property Records Review service are:

  • Building department permit and inspection records for structures, wells, storage vessels, boilers and other equipment.
  • Tax assessor records for permits and information about structures, wells, tanks and property characteristics.
  • Fire department inspection, equipment installation, chemical storage and emergency response records.

HIG will prepare a Summary of Local Government Records that documents our research.  Copies of the pertinent records are included as PDF files.

HIG’s Property Records Review service is available in the Minneapolis-St. Paul seven county metropolitan area for a flat fee; counties include Anoka, Carver, Dakota, Hennepin, Ramsey, Scott and Washington, Minnesota.
