Regulatory Database Reports and Physical Setting Data

Radius Report from GeoSearch
HIG has partnered with GeoSearch to deliver accurate and concise regulatory database reports. Formats include:

• ASTM Radius Report – databases and search radii in accordance with AAI & ASTM Phase I Standards.
• ASTM Plus Radius Report – exceeds AAI & ASTM Phase I Standards for databases and search radii.

Zone 1 Radius Reports available for Illinois and Minnesota.  Zone 2 Radius Reports available for Arkansas, California, Louisiana, New Mexico, Nevada, Oklahoma, and Texas.

GeoPlus from GeoSearch
GeoPlus is a set of physical setting maps and data for the site area including soil survey information, water well information, topographic map, National Wetland Inventory map, Federal Emergency Management Act map, and oil and gas wells data (where applicable). GeoPlus can be added to the GeoSearch Radius Report of your choice.

A La Carte Services and Upgrades

Historical Aerial Photography
Digital enlargements of aerial photographs, typically at approximate 1”=500’ or 1”=800’ scales.  Most Zone 1 sites include 7-12 years of coverage, ranging from the 1930s or 1940s to present.  The number of photographs provided for Zone 2 sites is highly variable; therefore, the Deluxe Aerials Upgrade is recommended for Zone 2 sites. 
Note: Price is discounted $30 if fewer than 4 photos or no photos prior to 1980 are provided.

Deluxe Aerial Upgrade - HIG will research and acquire additional and/or higher resolution aerial photos focusing on time periods not covered by Historical Aerial Photography. Delivered separately, in a timeframe of 2 weeks or less.  Can be added to a la carte Historical Aerial Photography or to Packages 1-5.

GIS-Ready Aerials - Aerials will be georeferenced with 3 ground control points to your choice of UTM or State Plane Zone. Delivered as .jpg and .jgw files, CAD compatible. Can be added to a la carte Historical Aerial Photography, Deluxe Aerial Upgrade or to Packages 1-5.

City Directories
Copies of city directory pages listing coverage for your site and adjoining properties will be provided in approximate 5 year intervals. Includes 2 streets; add more streets for $20 each. 
Note: If no city directories are provided, HIG will provide a summary of our research and only a $30 search fee applies.

Fire Insurance Maps Plus (FIM+)
The FIM+ Report is a summary of known fire insurance and other similar maps that have been produced for the site of interest and includes information about how to access these maps for review.  Available nation-wide.

FIM+ Maps are digital copies of fire insurance maps and other similar maps for the site of interest from multiple publishers; most maps are in gray-scale or color.  Our ever expanding collection currently includes Illinois, Iowa, Kansas, Minnesota, Missouri, Nebraska, North Dakota, South Dakota and Wisconsin.

Topographic Maps

Site Specific Well Information
HIG will search well record databases and provide information for wells which may be located on your site; includes well logs, maps, or other similar data where available.  Well radius searches are also available, please call for details.

Property Records Review
Researchers will review local building inspection, fire, and tax assessor records and/or conduct interviews with local officials for information about the site.  Copies of representative documents and interview notes are provided.  Please call for pricing outside of the Minneapolis-St. Paul metropolitan area.

Turnaround Time Options

Standard - Services for most sites in Zone 1 are completed within 1 to 2 business days.  Services for most sites in Zone 2 are typically delivered within 1 to 4 business days.  To determine which service area your site is in, please click on the HIG Research Zones tab at the top of this page.

Urgent - This option is available for most sites at 50% additional cost and insures project completion by close of the next business day. Please note that some resources may not be available within 1 business day, but will be delivered ASAP.

The Deluxe Aerial Upgradeservices are typically completed in 5 to 10 business days.
